Insurance is expensive and it will not prevent your home and/or building from being damaged or worse, destroyed. Earthquake retrofitting is a one-time cost to help prevent damage and limit possible repairs. SOFT-STORY RETROFITTING

Some of the most susceptible structures to damage from shaking are soft-story apartments and condominiums. A soft-story residential building is one that has open parking or commercial space on the first floor and housing on higher floors built prior to recent codes. A very common example is a building with tuck-under parking. In an earthquake, ground shaking causes such structures to sway and sometimes collapse. Los Angeles has created ordinance 183893 which mandates that soft story property owners retrofit their buildings to comply with current codes. The City of Los Angeles has compiled a list of over 13,500 soft story buildings and the list continues to grow. The California Institute of Technology estimates that there are likely 20,000 buildings at risk. As a property owner, you may have already received a notice to comply from LADBS. RESIDENTIAL HOUSE BOLTING/RETROFITTING

The seismic retrofitting process involves the installation of engineered metal connectors and other reinforcement materials at key stress points throughout your home’s structure. The specially designed hardware includes hold downs, anchors & anchor bolts, strap ties and framing angles. Wood blocking and structural sheathing may also be incorporated into many retrofit projects. The goal of a retrofit is to secure/bolt down your home to the concrete foundation. During a seismic event these reinforcements greatly increase the chances of your home surviving with minimal damage. The cost of the retrofit is typically recovered between four to six years as you save on insurance premiums. We offer free estimates to assess your property. REAL ESTATE RETROFITTING

Our services include inspections, the correction of any issues so as to comply with city codes, and the issuance of corresponding Certificate Of Compliance. Each city and county have different mandatory safety and water conservation codes that are required at “point of sale”. We work with Real Estate Agents, Escrow Officers, and Homeowners alike to assist you with the requirements needed to close escrow.
